HOME MAINTENANCE

Our home maintenance program is to prevent any costly repairs although this is a maintenance program and its goal is to help with that, there are restrictions that do apply. If the water heater is more than 10yrs old or if removing the anode rod looks like it may not come out or may cause damage to the water heater we will not attempt to remove but will advise client of issues and give some options. The service is only for one home and cannot have multiple homes for one maintenance service. The membership is for a 1yr at a low rate of 189.00 that is a savings of over 500.00 dollars!   • 1. Aerator replacement

    DrainMasters will at no charge replace the aerators on the sinks where able. This only counts for standard faucets if a faucet is a custom style (bronze, rubbed bronze or gold etc..) we do not carry the replacement aerator for those, if removable we will try to clean out for you.

  • 2. Anode rod inspection

    DrainMasters will remove the anode rod and check the condition. The anode rod is a sacrificial rod that attracts all the hard-mineral deposit and erodes away the anode rod, this is the purpose of the rod and does need replacing (usually 2 to 5 years depending on water conditions).

  • 3. ESO inspection

    DrainMasters will check all the ESO (emergency shut off) valves. These are the valves under the sink that supply water to your faucets; we will do a visual check and make sure that there is no evidence of water leakage. If issues are found, we will let you know right away.

  • 4. Filtration check

    (Where applicable) DrainMasters will do a system check on the filtration system. We will check and make sure you have salt (if a softener) and we will even add some if you need it. Up to 2 bags! We will do a shut off and a bypass valve check to make sure the system has no leaks and that the system is in good working order. On some models we will do a cycle wash if equipped.

  • 5. Full water heater inspection

    DrainMasters will do a complete water heater checkup. When a water heater reaches a certain age the internal components whether it be gas or electric all water heater internals are subjected to harsh conditions, so DrainMasters will cycle and check all of the gas or electric components on the water heater to make sure you are getting the full heating range and capacity on your water heater.

  • 6. Valve inspection

    DrainMaster will check and exercise all service valves. We will go through and make sure all of the water heater, washing machine and main shut off valves work and are shutting off water to the home. This is important because this is the first line of defense when water blow outs or when leaks happen, we want to make sure that the water will shut off and that it’s easy to operate. Remember we don’t want floods!

  • 7. Water heater flush

    DrainMasters will flush water heater whether it be tank or tankless. This is to flush out all the calcium build up that has formed inside the water heater, this prolongs the life of the water heater and gets out all the buildup that can cause damage to the home fixtures and appliances.

  • 8. Wash machine hose check

    DrainMasters will do a wash machine hose check. We check the condition of the supply hoses to the wash machine as they are one of the number one cause of home flooding according to insurance companies for water damage claims. We will check for any splitting or cracking and let you know what we find. Remember we don’t want a flood!

  • 9. Water pressure check

    DrainMasters will do a water pressure test to the water inlet at the home. We check the water pressure to make sure that the water pressure coming into the home is at a reasonable level, 55-65lbs of pressure to the home is ideal. Due to water pressure changes throughout the day and when it changes this is very hard and fatigues water piping. We don’t want a flood!

  • 10. Water testing

    DrainMasters will do a free water test on your water supply. We will do chlorine, TDS (total dissolved solvents) and a hardness test on the water and let you know where you are as far as your water is concerned. We also offer a more in-depth test which would require sending a water sample to a lab if needed this usually takes a couple of days for results.

SEWER MAINTENANCE

Our sewer maintenance program is to help prevent any costly repairs although this is a maintenance program and its goal is to help with that, there are restrictions. The service is only for one home cannot have multiple homes for one maintenance service. If there is not an accessible way to cable a drain line (clean outs either in ground or wall) there will be an additional charge to gain access (pull toilet, cable from roof) at a discounted cost.   • 1-drain treatment

    DrainMasters will do a one-time free drain treatment, this is done by putting sewer line safe enzyme treatment in kitchen, shower, tub, and bathroom drains, this is done to help with any sludge build up that has formed in the drain lines.

  • 2-sewer camera inspections

    DrainMasters will camera the sewer lines in home where accessible twice a year, this helps in determining the best solutions to help maintain proper sewer flow throughout the year to help in avoiding costly sewer repairs.

  • 2-Free drain clears

    DrainMasters will offer two free cabling services to any sewer line that is clogged; this includes kitchen, bathroom, bathtubs, showers, and main lines. However, there are restrictions and conditions that apply to drain clearing from roof or removing a toilet will have a separate charge, at a discounted cost.

  • Fill and drain test and check

    DrainMasters will go throughout the home and fill and drain test all the available drains to ensure good drainage, this is to make sure that the water flows down like it is supposed to. We want to make sure that there are no issues.

  • Free P-trap replacement

    DrainMaster will replace any P-trap under the sink when we do a cabling on that drain. This is to ensure that you have a new trap under your kitchen and bathroom sinks.

  • Garbage disposal inspection

    DrainMasters will run and do a visual check on the garbage disposal inside and out. This is making sure there are no foreign objects inside the disposal; we will also check the outside casing to make sure there are no cracks or any leaking of any kind.

  • Sink popup check

    DrainMasters will check and if needed remove the popup assembly to remove any hair or other type of obstructions out of the sink popup and reinstall.

  • Toilet component check

    DrainMasters will check all the internal components of all toilets and make sure all components are in fact in good working order as well as checking all toilet gaskets for wear or breakdown.

  • Toilet leak test

    DrainMasters will check and test the toilet for any flapper leaking by doing a leak test on the toilet. This is done with a toilet dye test (will not harm or stain toilet) if the flapper has failed the plumber will advise client.

  • Under sink and P-trap inspection

    DrainMasters will check under cabinets and inspect all tubular waste lines and P-traps for any leaking or corroding on the waste lines, this is done to check and make sure there are no leaking sewer traps under sink, if issues are found plumber will notify client.
